Full-time Assistant Project Manager

• Graduate of Engineering, Architecture or any related course
• Male or Female; 25 to 40 years old (Single or Married)
• With excellent technical skills expertise experience
• With strong project management/construction management skills expertise experience.
• At least have 3 to 5 years supervisory experience under engineering department; or, worked in a construction or property developer is not required but it is an advantage.
• Computer literate with a good communication skill
• Mature with high sense of commitment and passion to the assigned job

Position Assistant Project Manager (Alter ego of President/GM)

Competencies With proven management track record in the Property Development business, with particular focus on Project Operations or Implementation.

1. Preference would be given to those who have experience working with Property Developers, Consultants, Construction, and other related fields.

2. Bachelor's degree (masters preferred) in related field such as Architecture, Business or Civil Engineering.

3. With strong leadership skills (can forge strong strategic relationships with consultants, networks, alliances and stakeholders.)

4. With deep understanding of the business of Real estate development. Scope of Work Primary Support to the General Manager.

1. Pre-Operations
a. Providing inputs to the architects, engineers, business and other planners ▪ On the overall design/scheme for the project as well as the design parameters and guidelines ▪ Identification of various milestones necessary in preparing for development ▪ Formulating a timetable for feasible implementation
b. Preparation of the development guidelines.

2. Operations Management
a. Technical Planning and Budgeting ▪ Establish construction costs through inputs from consultants ▪ Coordination of architectural, engineering, landscaping, or interior design activities
b. Construction Management ▪ Conduct Bid Conference and Contract Awarding ▪ Monitoring and Regular Reporting
c. Legal, Permits and Licenses application ▪ Acquiring and completion of documentary, plans and other requirements ▪ Submission and ensuring permits and licenses are granted
d. Business Planning and Business Development

3. Accounting, Financial Planning, Budgeting and Human Resource Management
a. Formulation/Implementation of Financial and Administration Policies
b. Preparation and Monitoring of Project Profit & Loss Statements and Project Cash Flows
c. Sales Administration Policies and Sales Documentation

4. Fund Sourcing
a. Assist in Identifying and sourcing of funds to be used for working capital and development ▪ Development and Working Capital Loans ▪ Investor funds

5. Marketing Management Monitoring
a. Monitoring the execution of the A&P Program. Assist sales via marketing support in the form of the following: ▪ Design and production of Marketing Collaterals ▪ Model Unit, if necessary
b. Events Coordination

6. Sales Management Monitoring
a. Clearing the Formulation and Implementation of the Sales Program ▪ Price Lists ▪ Sales Targets ▪ Set-up and management of Sales Groups/Teams ▪ Establish and Monitor Selling Activities
b. Establish and Implement Sales and Marketing Policies
